Position Summary
The Vice President of Strategic Portfolio Management is responsible for developing and executing the organization's real estate portfolio strategy, covering both leased and owned assets. This role ensures alignment with business needs, cost efficiency, capital optimization, and long-term value creation through acquisition, consolidation, and disposition strategies. The VP partners with senior leadership, stakeholders, and cross-functional teams to drive effective real estate decision-making and portfolio transformation.
Key Responsibilities
- Strategic Portfolio Planning & Optimization
- Develop and maintain a strategic real estate portfolio plan aligned with business growth and transformation
- Analyze asset performance, space utilization, rental obligations, and occupancy costs
- Lead network strategies including consolidation, relocation, expansion, or exit
- Acquisition & Divestment Execution
- Lead the execution of asset acquisitions and dispositions, including sale-and-leaseback deals
- Conduct financial modeling, due diligence, valuation, and ROI analysis
- Partner with finance, legal, and advisors to structure and close transactions
- Owned and Leased Asset Oversight
- Monitor and assess owned and leased asset performance and recommend actions
- Support lease decisions and rent optimization strategies
- Develop tools for asset tracking, lease management, and performance dashboards
- Stakeholder Management & Executive Reporting
- Build and maintain strong relationships with internal stakeholders, ensuring alignment between CRE strategies and business objectives
- Engage business, finance, strategy, and risk teams to achieve consensus on asset decisions
- Present recommendations and analyses to senior executives and board members
- Support capital planning, annual strategy reviews, and governance processes
Qualifications
Education
- Bachelor's degree in Real Estate, Finance, Business, Urban Planning, or related field; Master's preferred
Experience
- Minimum 10+ years of experience in corporate real estate, asset management, investment, or real estate finance
Skills
- Deep knowledge of owned and leased real estate strategies
- Strong stakeholder management, financial analysis, and transaction execution capabilities
- Proficiency in Excel, PowerPoint, and real estate systems (e.g., lease admin, BI tools)
