JOB SUMMARY
This role serves as a dedicated strategic partner for an Occupier Account's Real Estate Services team, responsible for developing and executing integrated real estate office portfolio strategies across approximately 27 markets. The position focuses on qualitative & quantitativeanalysis, metro planning, location strategy, and budget alignment aligned with the company's business priorities, including core & flex working and sustainability goals. The role requires strong autonomy, analytical rigor, and the ability to present complex strategies to senior stakeholders.
KEY RESPONSIBILITIES
- Develop and maintain Office real estate strategies, including annual portfolio reviews and medium-term roadmaps.
- Support the budgeting cycle through portfolio analytics and cost-saving recommendations.
- Drive metro planning and location strategy, incorporating commute analysis and risk assessments.
- Provide data-driven insights and develop strategies for retail and office portfolio optimization.
- Oversee business case approval processes ensuring alignment with the company's financial and strategic objectives.
- Act as subject matter expert for strategic initiatives, including flex space, mergers & acquisitions, and global programs.
- Collaborate with stakeholders and Tier 1 partners to ensure consistent reporting and alignment across regions.
- Support global portfolio strategy activities, including consolidation of opportunities and KPI reporting.
- Prepare and deliver high-quality presentations for C-level executives.
- Manage a dedicated team of 2-3 people.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Deliver integrated office real estate strategies and portfolio plans aligned with business objectives across the region.
- Lead and coordinate the stakeholder to develop comprehensive site and metro strategies with actionable scenario options, ensuring consistency in planning processes, alignment with governance standards, and integration of financial, market, and operational insights into strategic recommendations.
- Lead annual portfolio reviews and develop medium- to long-term strategic roadmaps.
- Lead metro planning and location strategy initiatives, including commute analysis and risk assessments.
- Bring strategic concepts and portfolio planning practices and efficient real estate usage, such as portfolio market analysis.
- Support approval process with senior leadership, ensuring clarity and alignment with strategic priorities.
- Perform rigorous financial analysis and modeling to support strategic decisions, including CAPEX/OPEX and IFRS 16 compliance.
- Collaborate with stakeholders, Tier 1 partners, and cross-functional teams to ensure consistent delivery and reporting.
- Support global programs and sustainability initiatives, including Carbon Net Zero targets.
- Ensure compliance with leasing regulations and governance standards across all portfolio activities.
- Performs additional job duties as requested.
QUALIFICATIONS
- Master's degree (or equivalent experience) in real estate, finance, economics or related field.
- Minimum 6 to 9 years experience in corporate real estate strategy, real estate consulting, portfolio planning and financial analysis.
- Advanced financial modeling and analysis skills, strong grasp of CAPEX/OPEX, IFRS 16, and business case development.
- Knowledge of leasing regulations and market analytics comfort working in a matrix organisation.
- Proven ability to present complex financial and strategic analyses clearly to senior management and C-level executives.
- Self-starter with learning agility able to work independently and manage multiple priorities in a fast-paced environment.
- Transactional experience in real estate, exposure to flexible office solutions and hybrid workplace strategies are desired.
- Familiarity with sustainability frameworks and Flex Solutions initiatives is an advantage.
- Fluent in English for verbal and written communication, Comfortable presenting complex analyses to native English-speaking stakeholders.
