Job Description:
Primary Global Real Estate (GRE) contact for global operational strategy development and implementation of key real estate and operational strategies at the region and local levels. Liaises with business and function management to understand business strategy and changing operational needs, identifies solutions, develops and implements new/revised programs (Energy, Workplace Transformation, crisis management, etc.), and develops the GRE/business relationship at a region and local level. Facilitates the integration of GRE services (Real Estate, Planning, Disposition, Project Management) and other company horizontal functions (IT, EH&S, Security, Risk Management and Legal, Global Supply Chain, HR, Finance) at the global or local level solving diverse and complex issues so that at the user level gaps and overlaps are minimized. Leads the effective implementation of key real estate and operational Global strategies and programs at the local level. Responsible for developing operational strategies or managing the operations at company facilities to achieve infrastructure reliability and efficient building operations for a wide range of environments (office to clean room to Manufacturing to data center). Responsible for sustaining engineering activities to include providing technical support of existing site facility infrastructure systems, providing emergency response engineering solutions to critical infrastructure failures, and establishing processes and guidelines associated with maintaining building systems and equipment. Directs, manages performance and coordinates the work of external providers (e.g. Food Services, Custodial, Maintenance, etc.) in the coordination and completion of projects and programs. Develops and adjusts strategies to implement corporate and GRE objectives. Provides financial and contractual oversight to include establishing and meeting targets and metrics for multi-million dollar budgets. Develops and implements process improvements to increase quality, efficiency and customer satisfaction and decrease operating costs. Drives local planning and implementation for Mergers, Acquisitions, Outsourcing, and Divestitures (MADO) activities. Interfaces with local/state/country governmental agencies, employee worker councils and industry organizations. Responsible for ensuring all activities in support of the Real Estate are in accordance with regulatory, local legal compliance and company policy requirements.
Applies advanced subject matter knowledge to solve complex business issues and is regarded as a subject matter expert. Frequently contributes to the development of new ideas and methods. Works on complex problems where analysis of situations or data requires an in-depth evaluation of multiple factors. Leads and/or provides expertise to functional project teams and may participate in cross-functional initiatives. Acts as an expert providing direction and guidance to process improvements and establishing policies. Frequently represents the organization to external customers/clients. Exercises significant independent judgment to determine best method for accomplishing work and achieving objectives. May provide mentoring and guidance to lower level employees.
