Senior Real Estate Manager

About the Role

We are seeking an experienced Estate Operations leader to oversee the operational performance, engineering standards, maintenance programs, and service delivery across a portfolio of ultra-high-end residential assets located in multiple international jurisdictions.

This is not a traditional property management role.

The successful candidate will be responsible for ensuring that luxury residences are maintained to the highest standards of operational excellence, asset preservation, and hospitality-driven service.

Key Responsibilitie

sEstate Operations & Service Excellenc

• eLead the day-to-day operations of luxury residential estate
• sDevelop and implement estate operating standards, SOPs, and service protocol
• sEnsure residences consistently maintain five-star hospitality standard
• sSupport occupancy readiness for principals, family members, guests, and special event

sEngineering & Maintenance Managemen

• tEstablish preventive maintenance programs across all critical building system
• sOversee HVAC, Electrical, Plumbing, Security, Smart Home, AV, Pool, Elevator, and specialty system
• sMonitor asset condition and implement proactive maintenance strategie
• sCoordinate service providers and maintenance vendors across multiple location

sAsset Lifecycle & Capital Plannin

• gDevelop long-term asset preservation and replacement strategie
• sManage capital improvement and refurbishment plannin
• gMaintain asset registers, maintenance records, and lifecycle schedule
• sSupport annual operating and capital expenditure budgetin

gVendor & Contract Managemen

• tManage vendor selection, contract negotiations, and performance review
• sBuild and maintain preferred supplier networks across jurisdiction
• sEnsure service quality, responsiveness, and cost efficienc

yGovernance & Project Suppor

• tConduct estate inspections and operational audit
• sEnsure compliance with local regulations and safety requirement
• sProvide operational and maintainability input during design, construction, and handover stages of residential project
