Job Description

Job Position Summary

The Senior Quantity Surveyor leads the cost management and quantity surveying activities for multiple construction projects from tender stage through project completion and final account settlement. The role is responsible for budgeting, cost control, forecasting, tender evaluation, contract administration, procurement support, and the management of claims and variations.

The Senior Quantity Surveyor works closely with the Contracts Director, Contracts Manager, Project Director, Project Manager, Procurement team, consultants, subcontractors, and clients to ensure projects are delivered within the approved budget while maintaining contractual compliance and financial performance.

Key Duties and Responsibilities

  • Lead budgeting, cost planning, and financial control for multiple construction projects from commencement through to final account settlement.
  • Prepare, review, and validate detailed Bills of Quantities (BOQ), cost estimates, budgets, and tender pricing for ongoing and prospective projects.
  • Oversee the measurement of works and ensure the accuracy of quantity take-offs and cost breakdowns.
  • Evaluate subcontractor quotations and progress claims, certify payments, and manage final account settlements.
  • Prepare, assess, and negotiate variation orders, contractual claims, and cost adjustments in collaboration with project and commercial teams.
  • Monitor project cost performance and prepare regular cost reports, forecasts, cash flow projections, and variance analyses.
  • Work closely with the Contracts Manager, Project Manager, Project Director, and Procurement team to ensure cost efficiency in material sourcing and subcontractor packages.
  • Support tendering activities by reviewing pricing strategies, commercial risks, contractual requirements, and tender submissions.
  • Provide commercial and cost advice to project teams to support decision-making and value engineering initiatives.
  • Identify potential commercial and contractual risks and recommend appropriate mitigation measures.
  • Maintain accurate project cost records, contractual documentation, and supporting commercial reports.
  • Guide and mentor Quantity Surveyors and junior team members to strengthen their technical capabilities, commercial awareness, and work consistency.

Job Experience, Functional Knowledge and Qualifications

  • Degree in Quantity Surveying, Construction Management, Building, or a related discipline.
  • Minimum of 6-10 years of relevant quantity surveying experience within the construction industry.
  • Strong knowledge of construction costing, measurement, cost planning, and contract administration.
  • Proven experience in BOQ preparation, tendering, cost control, progress claims, variations, and final account management.
  • Good knowledge of construction contracts, procurement processes, and subcontractor management.
  • Demonstrated ability to manage the commercial and cost aspects of multiple projects in a fast-paced environment.
  • Proficient in measurement software, Microsoft Excel, and relevant cost management tools.
  • Strong analytical, numerical, negotiation, and problem-solving skills.
  • Good leadership and mentoring capabilities.
  • Strong communication and stakeholder coordination skills.
  • Able to work independently, manage competing priorities, and meet project deadlines.
