Job Description

The JLL Senior Facilities Director for Taiwan Labs acts as the executive technical and operational leader, holding comprehensive ownership of all business-critical Custom Business Space (Lab) facilities and projects. The core mandate is to ensure strategic alignment, superior delivery of complex MEP/S infrastructure, and sustained operational excellence, achieved through expert management of executive client relationships and the leadership of a high-performing project and facilities management team.

Key Responsibilities

  • Executive Partnership: Act as the primary interface and trusted advisor for executive-level clients and the Taiwan Lab Committee, ensuring full alignment on project delivery, future planning, and strategic infrastructure investment.
  • Engineering Leadership: Leverage a deep engineering background to advise clients and project teams on complex MEP/S infrastructure, building operations, and their integration into a holistic, high-reliability lab system.
  • Program Direction: Provide overall leadership and direction for all highly technical Custom Business Space (lab) projects across the Taiwan portfolio, directing all phases from programming and design through construction and commissioning.
  • High-Level Communication: Lead regularly occurring executive meetings to report on project status, risks, capital expenditure (CapEx) planning, relocation impacts, and critical operational coordination (e.g., shutdowns, crane picks).
  • Strategic Alignment: Partner closely with client Facilities Management leads and internal Business Partners to ensure the lab program strategy supports Google's product area objectives and broader corporate real estate goals.

Lab Infrastructure, Construction & Operations Oversight

  • Infrastructure Expertise: Possess a deep technical understanding of specialized lab infrastructure (MEPSF systems) and critical environments. Evaluate existing facilities and proposed sites against demanding program requirements.
  • Integrated Project Delivery: Oversee the integrated design and construction process, evaluating and critiquing design development, budget, and schedule from a client/operational standpoint, ensuring infrastructure projects seamlessly support continuous lab operations.
  • Financial & Resource Management: Direct the management of a significant CapEx/OpEx portfolio for lab facilities. Take full ownership of project financials, budgeting, forecasting, vendor procurement, and adherence to strict financial controls.
  • Team Leadership & Development: Manage and mentor a high-performing project management team, setting goals, assigning projects, and driving the strategic direction of the team through internal program and process improvements.
  • Operational Excellence: Serve as the go-to person for all lab-related operational concerns, proactively addressing needs, managing vendor performance (on time and on budget), and ensuring high staff morale and commitment to service excellence.

Essential Requirements

  • Education: Bachelor's Degree in Engineering (e.g., Mechanical, Electrical, Civil), Construction Management, Architecture, or a related technical discipline.
  • Experience:
    • 15+ years of progressive project or construction management experience.
    • 10+ years managing technical infrastructure with a heavy emphasis on MEP systems within critical lab, R&D, or high-tech manufacturing environments.
    • 5+ years of senior-level people and team management experience.
  • Certification: PE (Professional Engineer), AIA, or CMAA certification preferred. PMP certification or willingness to pursue is required.
  • Competencies:
    • Executive Communication: Demonstrated ability to build trust, manage expectations, and influence outcomes with C-suite and executive stakeholders.
    • Deep Technical Acumen: Solid understanding of construction industry codes, terminology, design disciplines, and the complexity of managing and operating technical lab environments.
Leadership: Proven ability to drive strategic direction, manage complex budgets, and foster a goal-driven, professional, and adaptive team culture.
