Job Description

The Building Manager is responsible for the overall management, maintenance, and operational performance of the Devan Nair Institute. The role ensures that all building services meet established KPIs, Standard Operating Procedures (SOPs), statutory obligations, and contractual requirements while delivering excellent service standards to tenants and stakeholders.

Key Responsibilities

  • Lead the onsite team and service vendors in managing and maintaining all building systems and facilities.
  • Ensure that all staff and vendors perform their duties diligently and in accordance with approved procedures.
  • Review and vet all documents, submissions, and reports for accuracy and quality before submission to e2i.
  • Oversee the delivery of services in compliance with KPI targets, SOPs, and relevant statutory requirements.
  • Manage and respond to public and tenant feedback and complaints promptly and within agreed timeframes.
  • Prepare and submit management reports to e2i in a timely and accurate manner.
  • Ensure due diligence is exercised in the maintenance, safety, and upkeep of all building systems and installations.
  • Oversee maintenance regimes and schedules, ensuring works are carried out as planned and within budget.
  • Plan, organize, and implement maintenance programs, improvement works, and tenant-related projects.
  • Coordinate and execute tenancy and maintenance works promptly to minimize operational disruption.
  • Develop budgets, plan, and execute yearly improvement and preventive maintenance works.
  • Maintain proper records of transactions, accounts, and documentation related to building management and maintenance.
  • Conduct regular tenant engagements and maintain open communication to address operational and service matters.
  • Manage vendor performance, ensuring compliance with contractual terms and service standards for both JLL and e2i contractors.

Qualifications

  • Diploma (minimum 8 years) or Degree (minimum 5 years) in Building Services, Facilities Management, Mechanical/Electrical Engineering, Property Management, or a related field.
  • Preferably a Certified Fire Safety Manager (FSM) registered with the Singapore Civil Defence Force (SCDF).
